Grauman's Chinese Theatre: Located in the heart of Hollywood and a favorite for visitors of things to do in Los Angeles, Grauman's Chinese Theatre is often the home of blockbuster movie premieres and events like the Academy Awards Ceremony. Imprinted in the cement around the theatre are the hand and footprints of over 200 Hollywood celebrities and famous athletes like Kobe Bryant.

Disneyland: Anaheim's Disneyland Park and Resort is the original theme park that has spawned several other locations around the world. It was built under the direct supervision of Walt Disney himself in 1955. The park is an equal treat for children and adults, with many famous rides that have endured the test of time, like 'Space Mountain' and 'It's a Small World After All'. Fireworks and performances happen daily.

Universal Studios Hollywood: Among the many things to do in Los Angeles, Universal Studios Hollywood is a must see. There is an amusement park as well as movie studios, both of which are open to the public. The park sits on a hilltop on the edge of Hollywood and is marked by the famous Universal Studio fountain. In addition to the rides and tours, there is the Universal City Walk full of shops and theaters.

The Tonight Show Taping: On-air since 1954, The Tonight Show is one of the longest-running programs on television. The show was made most famous by Johnny Carson, and it now hosted by Jay Leno. Get in on the action highlighted by musical guests and celebrity appearances by joining the studio audience for a live taping.

Dodger Stadium: Dodger Stadium is home to the Los Angeles baseball club. The stadium parking lot offers great views of the downtown area, and has been the team's home since they moved west from Brooklyn. The Championship Tour takes visitors behind the scenes at the ballpark, giving you a glimpse of restricted areas. Ball games are played here during the summer months.

Pop star Rihanna has sold her Beverly Hills Post Office-area home for $5.03 million. The house had been listed at $4.5 million in November, substantially less than the $6.9 million she paid two years earlier.

The listing describes the house as a "major fixer" with "extensive damage from moisture and water intrusion" at the roof, windows, doors and balconies. Despite the condition, there were four offers on the property.

The 8,520-square-foot, three-story contemporary contains a den, media room, breakfast area, three fireplaces, eight bedrooms and 10 bathrooms. The gated estate of more than three-quarters of an acre includes a swimming pool.

The four-time Grammy Award winner, 23, is one of the world's top-selling recording artists. She was named 2011's sexiest woman alive by Esquire magazine. Her sixth studio album, "Talk That Talk," was released in November.

John A. Woodward IV of Coldwell Banker's Beverly Hills north office and John Galich of Rodeo Realty were the listing agents. Woodward also represented the buyer.

30-Year Fixed Mortgage Rate Hits All-Time Low.

Mortgage rates for 30-year fixed mortgages fell this week, with the current rate borrowers were quoted on Zillow Mortgage Marketplace at 3.73 percent, down from 3.81 percent at this same time last week.

This represents the lowest rate reported since Zillow Mortgage Marketplace launched in April 2008. The previous low was 3.74 percent, first reported on Sept. 22, 2011. After dropping to 3.68 percent last Saturday, the 30-year fixed mortgage rate hovered between 3.74 and 3.79 percent for the rest of the week, falling to the current rate early this morning.

“Rates fell to an all-time low this past week amid low holiday volume and continued Federal Reserve mortgage-backed security buying,” said Erin Lantz, director of Zillow Mortgage Marketplace.“Moving forward, we can expect some rate volatility as markets establish their initial baselines for 2012. However, we anticipate mortgage rates to remain relatively stable around 4 percent for the first half of the year.”

Additionally, the 15-year fixed mortgage rate this morning was 3.07 percent and for 5/1 ARMs, the rate was 2.65 percent.

New Year, New Home?

It’s officially 2012 so let me start by wishing you a happy new year.  In early January, many of us are planning and setting goals for everything we want to do and achieve in the year to come.  While many people think of spring as the primetime home buying season, the winter months often offer an even greater selection, and the opportunity to settle into the new home before warmer months arrive.  If buying a house is on your “to do” list this year, now is also the time to begin preparing.

I remember when I bought my home.  There were so many things to get in order– it was confusing to decide where to begin! So, even if you plan to buy in the spring, January is a good time to get ready. Here are some tips to help you get on track to reach your 2012 home buying resolution:

• Select a qualified and trusted real estate agent: At Coldwell Banker, we have a network of knowledgeable, trustworthy agents.  Agents understand the local market and can help you find all the information and resources you need to get started. Researching on your own is important, and using free online tools is a great way to start, but meeting with an agent will ensure you don’t miss any important steps along the way.  In fact, the next three tips were sourced from the great advice of our agents.

• Create your “must-haves” and “nice-to-haves” list: Easier said than done, right?  But it’s next to impossible to find a first home with everything.  You’ll need to think about your lifestyle needs and prioritize the non-negotiable home accommodations, such as a bedroom for each family member, over items you may want, but not need, such as a large master suite. Everyone’s list is different, but knowing your “must-haves” in advance will help you stay focused.

• Determine your budget: Be realistic about what is affordable. An agent can help you find comparable home prices and hone in on approximately how much the payments will be.  You should also plan to get pre-approved for a mortgage. Doing this prior to house hunting will let you know how much money you qualify for, and how much you can afford. You’ll also be able to figure out which mortgage type is best for you.

• Identify the perfect “location, location, location”: Everyone has heard this phrase before, and while the surrounding neighborhood and home itself may improve over time, the physical location will remain the same. Determine in advance how close you would like to live to work, schools or extended family. A short commute to work, proximity to family or having easy access to highways and mass transit will often be items for your “must-haves” list.
