There were fewer homes listed for sale at the end of 2011 than in any of the previous four years, a positive sign for the housing sector.
But appearances can be deceiving, and it remains to be seen whether the drop is the beginning of a real recovery or if inventory is being held down by sellers waiting for prices to pick up and banks moving slowly on foreclosures.
The 1.89 million homes on the market at the end of December represented a 6% decline from November and a 22.3% decline from one year ago, according to data compiled by Realtor.com.
Low inventories are an important ingredient for any housing recovery because prices could firm up in markets that have worked through their inventory.
Still, some real-estate agents aren’t celebrating because there’s a large backlog of potential foreclosures that haven’t yet been taken back and listed by banks. The inventory declines are particularly pronounced in certain states where banks have sharply slowed down foreclosures to correct document-handling abuses.
Moreover, some sellers have pulled their homes off the market to wait for a turn in prices, and that “pent up” demand from sellers could keep inventories higher once prices do rise.
Inventories were down for the year in all but one of the 145 markets tracked by Realtor.com, with Springfield, Ill., posting the only year-over-year inventory gain. The largest declines were recorded in Miami (-49.7%), Phoenix (-49.1%), and Bakersfield, Calif. (-46.6%).
The Realtor.com figures include sale listings from more than 900 multiple-listing services across the country. They don’t cover all homes for sale, including those that are “for sale by owner” and newly constructed homes that aren’t always listed by the services.
Nationally, median prices were down by 1% from November but up 5% from one year ago. Asking prices rose by 32.5% in Miami last year, with big increases in other Florida markets that include Naples (21.7%), Fort Myers-Cape Coral (21.5%), and Punta Gorda (19.4%).
Median asking prices fell from year-earlier levels in Detroit (-11%), Chicago (-10%), Las Vegas (-7.6%) and Sacramento, Calif. (-7%).
Inventories traditionally decline in December as sales slow during the holiday season. Listings have declined by 11% in December over the past 29 years, according to research firm Zelman & Associates.

You’ve made an offer on a property, the seller has accepted, and you’re ‘in contract. Now it’s time to put your money where your mouth is, as the saying goes.
At this stage of the game, the buyer puts a deposit into an escrow account (it is not given directly to the seller). The more serious you are, the more of a deposit you’ll put up, usually maxing out at 3 percent of the agreed-upon price. As a listing agent, I’m always skeptical of a buyer who puts down a small deposit of, say, $500 or $1,000.
The deposit is a good-faith gesture to the seller, indicating you’re serious about buying their home. Once deposited, this money can’t be moved or touched without written consent from both buyer and seller. Upon the close of escrow, the earnest money deposit is applied to the balance of the down payment.
That doesn’t mean you can’t get your deposit back — or lose it, if you aren’t careful. From the time you put up the deposit until you close escrow, a lot can happen.
Here are the top 3 ways to protect your deposit.
1. Get to know the property during inspection.
Every house, no matter if it’s a 100-year-old Victorian or a modern marvel, should have some type of home inspection before it’s sold. Your contract should include a “contingency” for such an inspection, to protect you from unwittingly buying a money pit.
In an older home, the inspector will look at the foundation, the roof, and everything in between. You can have specialized inspectors go through the property as well, such as a heating, ventilation and air conditioning (HVAC) specialist, a pool inspector, a termite inspector, or a structural engineer, if the property merits it. Even in a new condo, you’ll want to make sure the appliances work, that there are enough electrical outlets, and that they are in working condition.
Bottom line:
Use an inspection to really get to know the ins and outs of your potential home to avoid costly surprises later.
Should the inspection uncover some problems, it’s time to decide if you can live with them or not. Inspection contingencies are often so general that the buyer can get out of the contract and have their full deposit returned. In fact, I always tell buyers that the property inspection contingency is their “get out of jail free” card. Because the contingency is often so broad, I’ve seen buyers use it as a way to walk away from a home they’ve had second thoughts about, without losing their deposit — even when the home is in great condition. It avoids home buyer’s regrets.
2. Get written notice that your loan has been approved and make sure the property doesn’t appraise for less than the purchase price.
Given tougher lending standards since the credit crisis, the appraisal/loan contingency is more important than ever.
You must have a contingency clause that allows you, the buyer, to receive full written approval from the bank for your loan. If your loan broker isn’t willing or able to give you written notice that your loan has been fully approved, do not remove this contingency. If you do, you risk forfeiting your deposit. I’ve seen lenders pull out or deny the loan at the last minute — like the day before they’re set to fund.
To protect your deposit, grill the loan broker and don’t feel pressured by the seller to move ahead. It’s absolutely appropriate to ask the seller for an extension if you need one. Everyone in the transaction should want to work together to make the deal go through. But if you sign off that you’re approved and then you’re denied a loan, you risk losing your deposit.
An appraisal contingency should be added to the loan contingency as well. The property needs to appraise at no less than the purchase price. Some buyers have a larger down payment and they may get loan approval even if the property appraisal comes in low. This isn’t good news. And as the buyer, you should be able to walk away or renegotiate the purchase price if the appraised value is less than the contract price.
3. Review the property disclosures carefully.
Along with property inspections, sellers are required in most real estate markets to complete a series of disclosures regarding their knowledge of and experience with the property. By law, sellers are required to disclose property defects, neighborhood nuisances, or anything that would negatively affect the property. Additionally, you should have the opportunity to review any local or state reports like a building permit history or a flood/earthquake map.
You should receive the seller’s disclosures and any required reports soon after your offer is accepted. In some markets, you may receive these disclosures before you make an offer. If you discover something negative about the property, this is your chance to say “no thanks” to the seller.
However, you’ll be required to sign off on these disclosures and reports. Once you’ve done that, your deposit is at risk. So take your time. Review everything carefully. Don’t be afraid to ask questions about what you’ve learned. If you feel something is vague, or if a particular disclosure brings up an issue for you, investigate it. Go back to the listing agent or the seller and ask for additional documentation, because your deposit is at stake.
For example, in one case, a seller disclosed there was some leaking in one window in the rear of the house. On the surface, it appeared to be a small leak. Upon further discussion and investigation, however, it was discovered that the leak was part of a much bigger roof and gutter/dry rot problem.
Thousands of dollars are at stake
Depending upon a home’s price, a buyer’s earnest money deposit can be a significant sum. A 3 percent deposit on a $450,000 property, for example, would be $13,500. That’s not the kind of money most people would want to lose. So take your time as you move from offer to contract to closing.

Financially California is staring into a dark and deep economic abyss. Even if we start adding jobs at a fast pace it is likely to do very little for the housing market simply because the jobs being added do not have the income potential of the real estate heavy jobs during the housing bubble. Inflated home prices equaled inflated paychecks for many. It is hard to see a sudden surge in real estate values based on recent job growth trends. What is troubling is that even if the nationwide economy picks up California is likely to face structural problems because of looming liabilities. California needs to figure out a way to grow even faster merely to pay for stated expenses. The upper crust of the housing market is seeing large foreclosures hitting the market. Today we will take a look at another Beverly Hills foreclosure that is the biggest foreclosure we have covered on the blog.
Beverly Hills and the $16,950,000 foreclosure

Let me start off by saying this is a great looking place by any measure. A large Beverly Hills home with all the amenities a buyer can ask for. Yet this home is part of the grim foreclosure statistics. It is interesting that the upper range of the housing market has stalled out with an intense ferocity. FHA insured loans or non-jumbo mortgages do not provide any support here. In our current housing market to purchase a home like this will require substantial document income. No aspiring actor making $1 million a year and loading up on an option ARM here. It was amazing that back in the bubble days we were seeing multi-million dollar loans from lenders like Washington Mutual going with nearly zero down. No wonder why these lenders went extinct.
Let us marvel at this home before moving on to the details:

This is definitely what you would consider a prime Southern California home. But apparently things are not moving so quickly. Let us look at the description:

This place was originally listed at $16,950,000 so I know many of you are already getting your checkbooks ready. How much action has taken place with the listing price? Let us take a look:
Little by little the price has come down. From a listing price of $16.95 million to $8.59 million. This is a 50 percent price drop in Beverly Hills! As we all know the upper end of the housing market is still largely in a housing bubble. If this home was perceived as being worth $16 million it would have sold to someone that would be in the market for a $16 million home. Of course the pool of buyers for this home is extremely small.

The place sold at a foreclosure auction in July of 2010 for $7.75 million. The current list price is still $845,000 over the foreclosure auction price. Assuming a six percent commission any profits on the second go around are getting slimmer.

Talk-show host Leeza Gibbons bought a new home in the 90210 zip code near neighbors such as David Geffen, Mike Ovitz, and David and Victoria Beckham.
According to the Realestalker, Gibbon's new digs measures 6,579 square feet with 5 bedrooms and 5 and half bathrooms. Additional amenities include a small gated motor court and 3-car garage, 4 fireplaces and staff quarters. Check out photos of her place. [Real Estalker]
The Los Angeles Times reports Gibbons sold her longtime Hollywood Hills compound for $4,795,000. Owned in the 1940s by actress Joan Crawford, the 11,137-square-foot Mediterranean is set behind gates on more than an acre of land. Residents of Beverly Hills can expect to live an average of 5.3 years longer than other L.A. County residents, according to a report released by the Department of Public Health.
The report Life Expectancy in Los Angeles County: How long do we live and why? analyzed data collected between 1991 and 2006 to show that while life expectancy in the county has been on a steady climb, "substantial disparities continue to exist."
Most county residents can expect to live 80.3 years. Beverly Hills seniors, however, live an average of 85.6 years. The city came in third place for the highest life expectancy rate in L.A. County, after La Canada Flintridge and Walnut.
Jane Winston, Senior Recreation Supervisor at Roxbury Park Community Center, says that Beverly Hills seniors stay healthy and active by taking advantage of the many senior-focused recreational activities offered by the city, from aerobics to sculpting.
"They care what they look like and feel like," Winston said. "They go to good doctors. They take advantage of the library, and they're well educated usually. They love current events."
Geography, ethnicity and financial status still play a large role in determining one's life span. The report highlighted a "strong correlation between economic hardship and life expectancy," claiming that earlier death "is higher among those who are poor, who have less education, and who have less social support and fewer economic resources."
Beverly Hills ranked as the county's 10th most affluent city in the same Public Health report (behind the likes of Hermosa Beach, Manhattan Beach and Redondo Beach, which ranked one, two and three).
But just 15 miles away from Beverly Hills in South Los Angeles, residents of Westmont—which ranked 91st for economic status—face the county's lowest life expectancy rate of 72.4 years.
"Average life expectancy is one of the most fundamental measures of the health of a population and community," said Jonathon Fielding, Director of Public Health, as quoted in the report.
Classes, activities and entertainment at the Roxbury Recreation Center include current events discussions, creative writing, origami, yoga, and stretch and tone classes. More information can be found on the Senior Programs section of the Roxbury website.
