Whether you call them cottages or bungalows, homes with low square footage are often a reasonably-priced way for buyers to get into the real estate market, and many are happy to trade an eat-in kitchen for a substantial savings.
But when we took a deep look at Zillow’s under-1,000-square-foot listings, we found that small doesn’t always equal cheap. Like their less expensive brethren, these homes are called cozy, intimate and adorable, but thanks to original architecture, exclusive communities and — most of all — spectacular settings, they are the most expensive small homes currently on the market. $5.3 Million: 651 Square Feet in Carpinteria, CA (below):
This beach cottage is 100 years old, has three bedrooms and sits RIGHT on the beach. Not only that, but it comes with nearly half an acre of land and plans for a much bigger residence.
Small Carpinteria, CA is on the southern tip of Santa Barbara County, and is home to celebs like Kevin Costner.

$2.3 Million: 629 Square Feet in Poway, CA (below):
For this home it is the land and earning potential, not beaches or high-end location ritziness, that make this small home so pricey. Nestled in the mountains 27 miles northeast of San Diego, the Chasteco Ranch sits on 8.25 acres and is home to horse training and boarding facilities. In addition, the land has earning potential as a home to summer horse camps, Girl Scout camps and City of Poway events.
